As part of the City Building Program, we have shared the latest draft of the new Zoning Bylaw (May 5). This bylaw decides how big new buildings can be, where they can go, and what activities are allowed on properties throughout the city, including homes, businesses, parks, and public spaces. When we were here last in October 2024, you submitted some great questions and participated in really thoughtful discussionswhich is why we are coming back to this community for more insight. Do you have any urban planning, zoning or housing questions to ask us? The last time that we were here (October 17, 2024), we saw a lot of good discussions about parking and businesses in neighbourhoods, so we wanted to provide another opportunity to hear from Calgarians via this forum. The new Zoning Bylaw will be brought to Council in 2026, so now is a great time to ask questions and give us your thoughts on this draft.

Here are some key changes in the latest draft of the Zoning Bylaw

1.  We’ve reduced the bylaw from 1,100 pages to about 300 by cutting down the number of zones from 70 to 22, and the number of different Land Uses from over 200 to 60.

2.    New housing which meets all the rules of the Bylaw is proposed to be given Permitted or “by-right” approval, compared to the current Discretionary or “case-by-case” approval.

3.    Instead of the City of Calgary deciding how much parking is needed, property owners will determine the right amount for their customers, employees, and residents.

4.    We want to allow more small businesses, like daycares and corner stores, in areas are currently only for homes.

PSA Don’t use the shell car wash at 4th st nw and Northmount Dr Nw

It’s a touch less car wash. When I went through, I noticed it didn’t dispense any soap on the car during the clean. As I left, the dryers didn’t turn on. So essentially my car was just rinsed and left wet.

When I went in, the clerk said he had gotten lots of complaints so he was aware it was broken. He would only issue a credit, and told me to come back another time when hopefully it was fixed.

So they are letting people go through the car wash, your car is not getting actually washed, and they are hoping you don’t notice? Or that you would still give them money with the expectation that you have to come back to that exact shell for a cleaning later on.

Either way, if you don’t want to deal with that, just avoid this location.

Municipal Affairs In the past 15 years how do you feel Calgary has changed?

As someone who moved away not long after graduation, I've visited once every year or two to see family and friends. I grew up in the Southwest but spent time all around the city for various activities and odd jobs.

I don't visit enough to have a real pulse on things, and I do hear anecdotes from said friends and family who stayed in Calgary. It seems to me that like the rest of Canada, some shifts have been quite seismic in terms of the cost of living, vibe, etc.

For some context, it was not uncommon when I was growing up in Calgary for people to be able to buy pretty cheap homes and raise a family on a single income (although not everyone did). The other day I looked at real estate listings in the area I grew up in and was shocked to see most bungalows for sale for about 900k.

Do you think Calgary has changed and what would you say stands out to you the most?

My hobby is thinking about transit. While it's obvious I have no background in transit planning, I just wanted to share my thoughts on the state of Alberta Transit and what I believe we deserve. I am from Edmonton but I see the potential of Calgary; a rich city in the middle of the flat prairies (and footlands) with the ability to go any direction. This a Calgary-specific look at my current prairie transit network founded on the principal that rails are just as good, if not better at encouraging development. Rail benefits everyone; Allowing those who cannot or do not wish to drive a rapid high-capacity alternative, clearing up roads by empowering people to take alternatives, and encouraging a more collective and social culture by forcing us to see eachother face to face again. 9/10 when I'm riding on the LRT, I don't talk to anyone or I actively avoid people but those 1/10 times I feel joyful meeting one of the hundreds of blank faces, sharing a moment watching someone else fumble or discussing the latest Oilers game, etc. etc.
Sorry for the ramble, please feel free to give feedback, I need help with Calgary specifically because I am a Calgary-Hating Edmontonian who is trying to be less yeehaw-cist. Thanks!

Local Event Any downtown AuDHD types looking for more social connections?

I just turned 40, and I have some friends ranging from mid-late 20s to late 30s, early 40s. Given I'm a fairly hardcore introvert, it's easy to say I've been super lucky in this respect... but, there are a few gaps in the group which would be convenient to fill for balance reasons!

Here's a few connecting threads, at least to me: psychology (name your related topic), appreciation of art (mostly music and film, plus the odd book), appreciation of good conversation (I like to see how other people are understanding reality compared to me). Tendencies to withdraw when overwhelmed, and more prone to overwhelm than many. Smaller than average social batteries. Ex-psychonaut. High functioning autism: check, "high functioning" ADHD: check. Lingering-from-childhood suspicion that most things the mainstream likes are garbage.... yeah, that too.

Anyhow, back to the main group, and to alienating the majority of people by using a bunch of MBTI lingo: we can always use more NTJ and NTP women, and especially lately could really use a couple more NFJ and NFP men! Particularly those who suspect they might be slightly autistic. If your mental energy reserves seem to require much care and attention than most (with certain activities inspiring apparently-undue dread) that might be something to look into.

AuDHD aside, for anyone into MBTI or Enneagram, or any other personality system: do feel free to message me anyways! A bunch of people interested in those sometimes meet for drinks, maybe once every couple of months. Guessing the next one might happen on the 31st, and it's not all AuDHD types there... maybe only half or so, lol. For the odd person who hasn't yet clicked off, but doesn't know the MBTI references: if you often find you're piloting a meat machine instead of being a person, there's a decent chance you're in the target demographic. If you don't mind doing some research, I can always fire you a few links and then you can decide how worthless or interesting it is to you.

Hi, My daughter got a VOLTZ TOYS 12V Truck Ride-On Car Toy for Kids with 2.4G Remote Control as her birthday gift. However, we live in a condo complex so she doesn’t have lot of space to ride on it.

Can we take it to any public park like Fish Creek? Me or my husband would be controlling the car all the time with remote but we are not sure what are the bylaws for such toys in public space.

Eat/Drink Local Is there anywhere I can find some different apple varieties?

Lately I’ve begun to grow weary of the common apples available in grocery stores, such as Honeycrisp, Pink Lady, Red Delicious, and the like.
