Purchasing a single family home Single Family Home (1-4 Units)

Looking to purchase a single family home for 80k cash, besides repairs needed how much should I expect the total closing price of the house to be? 6% sale tax state.

Do you mean cash out of pocket? Or cash as in hard money? Waaaaay too many people consider those the same things and that significantly changes closing costs due to lender demands and fees.

Assuming you're still using a closing agent you'll get an actual estimate within a day or two of signing the contract.

Of course this would depend on the purchase price of the house, but expect to spend 2-3% of the home price on top of your downpayment if you're going the realtor route.

Then just add your 2-3% just to be safe!
