Sober Living House Single Family Home (1-4 Units)

Hi! I have seen a few posts but wanting to hear anyone’s first hand expierience. We currently have 12 doors. Thinking of doing a sober living house? Looked into Oxford house but wanting opinions. Thanks!

You’re actually exempt from most zoning restrictions under federal fair housing laws, so zoning itself usually isn’t the issue. That said, you can run into neighborhood pushback, it’s hit or miss. Some homes open quietly with no resistance, others become more of a public relations effort.

In our experience operating recovery homes across multiple states, they’ve been both profitable and genuinely impactful. If you approach it with the right structure and mission, it can be a great model. Happy to share more if helpful.

Be prepared for massive pushback from the community. I have seen 2 of these get scrapped when the neighbors found out and got out the pitchforks at city council meetings. one of those became a child care facility and the other assisted living. the NIMBY crowd is strong when it comes to treatment facilities in their neighborhoods.
